TOP 5 QUESTIONS DENVER HOMEOWNERS HAVE ABOUT ROOF REPLACEMENTS
We here at Core Contractors meet with homeowners on a daily basis and many have never been through the roof replacement process, especially when it involves insurance.
This results in a lot of question and answer sessions to help people understand the process.
Below are five of the most often asked questions from our homeowners. We hope this article is helpful for those getting ready to invest in a new roof.
1. Question: How do I work through my insurance company?
Answer: After filing the claim, which we cannot do for you, Core works with your insurance company on everything from the initial adjuster appointment, agreement on final scope of work to final insurance invoicing. Your agent is always available to help you navigate the insurance process as well. As far as personal involvement for you, your interaction with the insurance company should be minimal. In some instances, your insurance company will need your approval for them to release your paperwork so that we can compare apples to apples and make sure that all necessary items are listed.
How do we know what should be paid for by insurance but wasn’t initially? When we inspect your roof and gutter systems, we document it with photographs that we can then send to your carrier. We take photos of your hail or wind damage on the actual roof, all skylights and penetrations (pipes, vents, chimney, etc.), gutters, downspouts, how many existing layers are on your roof and code items like space decking and ice and water shield. When we review your insurance paperwork, we come to an agreement with your insurance company on the final scope of work to be completed and all items to be installed.
2. Question: How long will this take from start to finish?
Answer: This depends on several factors: If your job is insurance related, the time between filing the claim with your insurance carrier and the adjuster appointment can be one to two days or a couple of weeks. Confirmation, the process of Core working with your insurance company to ensure that all necessary items are accounted for, can take two to five weeks depending on the workload of the insurance company. After we have come to an agreement with your insurance company, scheduling the roof can take two to six weeks depending on how many files are in our system and where you are at in the queue. A fair expectation for a time frame is to plan on six to ten weeks. During the height of storm season, the whole process can take up to twelve weeks.
3. Question: How many days does it take to install a roof?
Answer: On average, your roof replacement will take one to two days depending on weather. Some city jurisdictions depending on where you live require a mid-roof inspection. This means that the city must inspect the underlayment portions of the roof prior to the main protective layer of the roof (shingles, tile or metal) being installed. Large, steep pitched and specialty roofs can take longer to install depending on the type of product you choose to install.
4. Question: What is Core Contractors Warranty?
Answer: Core Contractor offers a standard 5-year workmanship warranty in addition to the manufacturer’s
“Limited Lifetime” warranty on the material. If you want more robust coverage, there are additional manufacturer warranties available that we can discuss with you. Also, we register the manufacturer warranties for you so you don’t have to.
5. Question: Should I upgrade to impact resistant shingles, and if I do, are you going to give me a free upgrade?
Answer: It is always wise to upgrade to a Class 4, Impact Resistant shingle. However, upgrading requires an out of pocket cost on your your accord. They cost more and therefore cost us more to purchase. This out of pocket upgrade is not unreasonable and in most cases, will be made up for within the discount applied to your insurance policy. Most insurance carriers will apply a discount to your policy for installing Impact Resistant shingles. Also, if you live in an area of town that gets hit often by hail storms, then it is in your best interest to do so because it will reduce the amount of claims filed with your insurance company.
